About us
Karjat's trusted property expert since 2013
We are a local consultancy, not a listings portal. We live in Karjat, we walk every boundary ourselves, and we have talked more than one client out of a deal that looked good on paper.
Our story
Built on paperwork most brokers skip
Karjat Propertywala began in 2013 with a single conviction: almost every bad land deal in Raigad district is discoverable before money changes hands. A 30-year title search, an honest look at the 7/12 ‘other rights’ column and a check of whether the approach road exists in revenue records — not just on the ground — will catch the overwhelming majority of problems.
That conviction turned into a practice. Today we run an in-house documentation desk, work with a panel advocate on every transaction, and maintain village-level registered price data for the whole taluka. Over 1,200 families have bought, sold or invested in Karjat with our help.
We are deliberately small and deliberately local. You will speak to the same person from your first enquiry through to the day your name appears on the 7/12 extract.

Why invest in Karjat
The case for Karjat, in six points
We put this in writing so you can challenge it. Every claim below is checkable against registered transaction data and public infrastructure records.
Two hours from Mumbai and Pune
Direct Central Railway locals, the Mumbai–Pune Expressway via Khopoli and the Karjat–Chowk road put the entire region within an easy weekend drive from both metros.
Airport and rail corridor upside
The Navi Mumbai International Airport and the Karjat–Panvel rail link are re-rating the whole Raigad catchment, with Karjat firmly inside the benefit zone.
Real geography, not marketing
The Sahyadri ridge, the Ulhas river, Kondhane and Bhivpuri waterfalls and Matheran on the doorstep — Karjat's green cover is genuine and legally protected in large parts.
Entry prices that still work
Land in Karjat trades at a fraction of Lonavala or Alibaug rates for comparable settings, leaving room for appreciation rather than paying for it upfront.
Proven rental demand
Monsoon and winter tourism keeps well-run farmhouses and cottages occupied from June through February, supporting 5–7% gross yields.
An institutional cluster is forming
Engineering colleges, international schools, film studios and hospitality groups continue to expand here, deepening the year-round economy.
Why choose us
What working with us actually looks like
Twelve years on the ground in Karjat
We are not a portal with a Karjat page. We live here, we know which talathi office moves fast and which layout has an unresolved access issue.
Legal verification is not optional
Every property we transact goes through a 30-year title search with a panel advocate. We have walked clients away from deals worth crores.
Registered-rate pricing, not asking-rate
We negotiate using sub-registrar transaction data for your specific village, which is why our buyers routinely close below the quoted price.
End-to-end documentation desk
Agreement drafting, stamp duty, registration, 7/12 mutation and property card updates are handled in-house until your name reflects on record.
Built for outstation and NRI buyers
Video walkthroughs, courier document flow and registered POA execution mean you can complete a purchase without repeated travel.
We stay after the sale
Caretaker referrals, construction contractor vetting, rental management introductions and eventual resale — the relationship does not end at registration.
Our local expertise
We know the taluka village by village
Karjat is not one market. Rates, zone rules, water availability and buyer profiles change every few kilometres — and so does the paperwork risk.
60+ revenue villages mapped
We maintain registered rate history, zone status and known title issues for every village we operate in, from Neral to Chowk.
Direct relationships with landowners
A large share of our inventory never reaches a portal. Twelve years of village relationships means first look at genuine parcels.
In-house documentation desk
Agreement drafting, stamp duty computation, registration and 7/12 mutation are handled by our own team, not outsourced.
