Decide the use-case before the budget

A plot you will build on in two years, a farmhouse you will rent out and an acreage you will hold for eight years are three completely different purchases. Karjat rewards buyers who are honest about which one they are making, because the right village, the right paperwork and even the right season to buy differ for each.

Weekend users should stay within 20 minutes of Karjat or Neral station. Pure investors should follow infrastructure — the Karjat–Panvel rail corridor and the Navi Mumbai airport catchment — rather than scenery.

Understand the land classification

Land in Karjat falls into agricultural, NA-residential and gaothan categories. Only NA land can be built on freely and financed easily. Agricultural land carries purchase restrictions for non-agriculturists under the Maharashtra Tenancy and Agricultural Lands Act, and gaothan land inside village settlement limits has its own transfer rules.

Always ask for the zone certificate along with the 7/12. A seller who cannot produce it within a week usually cannot produce it at all.

The document set you must see

7/12 extract with current mutation entries, the 8-A extract, the previous registered sale deed chain for 30 years, the NA order where applicable, the sanctioned layout plan, an encumbrance certificate, and a recent property tax receipt.

For a project purchase, add the RERA registration number and verify it yourself on maharera.maharashtra.gov.in. The number should match the exact project name and survey number.

Budget for the costs beyond the price

Stamp duty at 6%, registration fee of 1% capped at ₹30,000, legal verification of ₹12,000–₹18,000, brokerage at 2% plus GST, and boundary or fencing work of ₹150–₹300 per running foot. Together these usually add 9–10% to your headline price.

If you plan to build, add a Gram Panchayat or municipal building permission fee and expect construction at ₹1,900–₹2,600 per sq.ft. for good-quality work in this belt.

Close correctly

Never pay a token amount without a written agreement listing survey number, area, price, timeline and refund conditions. Pay everything by banking channel. Register within four months of executing the agreement to avoid penalty.

The transaction is not finished at registration. Follow the 7/12 mutation until your name appears — that is the entry that protects you.
