NA plots in an approved layout: yes, typically as a composite plot-plus-construction loan at 70–75% LTV. Ready villas and apartments in RERA-registered projects: yes, up to 80–90%. Farmhouses: case by case, and usually only where building approvals are in order. Agricultural land: no, from mainstream lenders.
Structuring a composite loan
The bank funds the land first, then releases construction tranches against progress. Most lenders require construction to begin within 12–24 months of the land disbursement, so do not take a composite loan if you intend to hold the plot vacant.
Documents and timelines
Three years of ITR, six months of bank statements, salary slips or business proof, the full property document set, and the sanctioned layout. A clean file typically reaches sanction in 10–15 working days and disbursement within a week of registration.
