Stamp duty in Karjat is 5% base plus 1% local body tax, totalling 6% of the higher of the agreement value or the ready reckoner value. Women buyers registering in their sole name receive a 1% concession on the base rate, bringing the effective total to 5%.

The registration fee is 1% of the value, capped at ₹30,000. Add roughly ₹2,000–₹3,000 for scanning, handling and document-writer charges.

Ready reckoner value matters more than your price

Duty is computed on the higher of the two figures. If a seller offers a price below the ready reckoner rate for your survey number, you will still pay duty on the reckoner value — and the difference can attract income-tax attention on both sides.

Registration day, step by step

Pay the challan through GRAS, book a slot at the Karjat sub-registrar office, arrive with both parties, two witnesses and original ID. Biometrics and photographs take about 30 minutes; the registered document and index II are usually available within a week.
