Volume and price direction

Registered transaction volume in Karjat taluka has grown for four consecutive years, with plot registrations forming the largest share. Average registered land values across the taluka rose roughly 11–14% over the last twelve months, with the widest spread between Kondhane at the top and Kalamb at the value end.

What is selling

Sub-₹50 Lakh weekend homes and 1,800–2,500 sq.ft. NA plots dominate enquiry volume. Farmhouses above ₹2 Cr move slowly and almost always to buyers who have already owned a plot in the region.

Two-year outlook

We expect continued high single-digit to low double-digit annual growth in registered values, concentrated along the Panvel corridor. Rental yields should hold as monsoon tourism grows, though new farmhouse supply is beginning to compress peak-season rates.
