The Navi Mumbai airport shifts the entire Raigad catchment's centre of gravity. Karjat is 45–62 km away depending on the village, which puts it firmly inside the weekend and staff-housing catchment without putting it in the immediate speculative zone that has already repriced.

The practical effect is steady demand rather than a spike. Price your expectations accordingly.
